Where is Villa d'Cocos?
We are situated on the shore of Lake Uembje, which is adjacent to, and connects with, the Lagoon of Bilene. Our Lat/Long coordinates are 25o 15.585' S, 033o 19.606' E. We are about 4 hours from the Komatipoort border and 24km from Bilene. The road from Bilene is a primitive track through patches of deep sand and is suitable only for 4wd vehicles. This serves to increase our seclusion.
How do I get there from the UK?
You can fly to Maputo and drive from there. Hiring a car in Maputo needs to be fully resolved before you leave home as there is a potential for foul-ups.
You can fly to Johannesburg. There is a sophisticated car hiring system in Johannesburg. It is a 700km drive from Johannesburg to Villa d'Cocos.
You can fly to Nelspruit from where it is a 350km drive to Villa d'Cocos. Nelspruit is a small city and care hire resources are less extensive than in Johannesburg.
Do I need a visa?
Most likely you do need a visa. Visas are less expensive when bought in South Africa. Allow 48 hours for this although 24 is normally sufficient. There is a Consulate in Johannesburg, Nelspruit and Durban. Tourist visas are valid for 30 days and are renewable twice without leaving the country, giving a maximum single stay of up to 90 days.
What about Title Deeds?
All land in Mozambique is the property of the State. Land use is secured through a 50 year concession to the Mozambique registered company of which you will be a shareholder.
What about corruption?
Corruption will not affect your life here to a significant extent.
What about malaria?
Malaria is no longer a danger in our part of Mozambique.
How good is the water?
Our borehole water has been tested and found to be completely clean and safe.
What about Mozambique Residence Permits?
A residence permit or DIRE is available to any South African with a shareholding in a commercial enterprise in Mozambique. Villa d'Cocos will be registered as a commercial enterprise.

GPRS/EDGE networks serve the area. Prepaid broadband is available from both Mcel and Vodacom.
What does it cost?
40,000 pounds will secure your shareholding and the right to build a house.
What already exists on the estate?
The estate has been permanently inhabited for more than 5 years. There are 3 thatched chalets and a communal kitchen, a borehole and a generator house.
Will I like my neighbours?
The first five participants will be selected on the basis of compatibility with one another. The further 4 will be subject to the approval of the initial 5. The 10th owner will be the existing one, who will also satisfy the official requirement for a participating Mozambican national.
